  3. Go through the checklist — every item is one layer or one card section.
  4. Finally, check the owner and mortgages in the Land Register (zemesgramata.lv).

Frequently Asked Questions / FAQ

Will I see who owns the property?
The name — no: the open cadastre data does not contain it; the map only shows whether the owner is a natural or a legal person. The owner, mortgages and prohibitions are checked in the Land Register.
Can I check an apartment, not only a house or land?
Yes. The building card has the apartment list, transactions in that very building, the energy class, the house file and the fact of renovation — everything the registers know about the building and its apartments.
How do I tell whether the price is too high?
Turn on the transactions layer — it shows the real purchase amounts registered by the State Land Service nearby, not listing prices. The listing card also shows the price history and how long it has been on the market.
Does the map show mortgages and Land Register encumbrances?
Land Register entries — no, those are checked at zemesgramata.lv. The map shows the encumbrances registered in the cadastre (easements, protection zones) and the data of all the other public registers.
Is the check really free?
Yes — everything visible on the map is free and requires no registration.
