But the decision comes down to location: what’s nearby, how far the school and shop are, whether there’s a factory outside the window, if the yard floods, or if construction is planned on the neighboring plot. You can’t see that in a list — so you drive out for a viewing, only to realize on-site that it’s not the right fit.

A single principle applies to all filters: if a listing lacks data for a given field at the source, it will not be shown when that filter is active. The map displays a warning so missing data isn't mistaken for a lack of available properties.

How to use

  1. Find the neighborhood you want to live in — search by street, city, or municipality, or simply zoom in on the map.
  2. Turn on listings: a single switch shows both ss.com and city24; each offer is a map marker with a price tag.
  3. Select Buy or Rent and what you are looking for — an apartment, house, land, or commercial space.
  4. Click "Filters" and set your price, area, number of rooms, and floor; the number next to it shows how many matching offers are in the area.
  5. Click on a marker → view price, area, photo, price history, and a link to the original listing.
  6. Enable the transactions layer to see actual sold prices of nearby properties — verify whether the asking price is inflated.
  7. Copy the link from the address bar and send it — it opens the exact same selection in the exact same location.

How to find an apartment in a specific neighborhood?
Enter a street, city, or municipality in the search bar — the map moves there, displaying all available ss.com and city24 offers with prices. This allows you to search by location instead of scrolling through lists and checking addresses individually.
Can I search for rentals only?
Yes. Select "Rent" in the filter panel, and only rental properties will remain on the map. You can also select categories: apartments, houses, land, commercial spaces, premises, forests, rural properties, and garages.
How to tell if a price is inflated?
Enable the transactions layer — next to the listing, you'll see actual transaction prices registered by the SLS (VZD) in the area, rather than asking prices. The listing card also displays price change history and time on market: a long-standing listing with a dropping price usually signals room for negotiation.
How to filter apartments by number of rooms and floor?
Click "Filters" in the filter panel. There you'll find price and area ranges, room count from–to, floor from–to, a "not first floor" checkbox, and building series (new project, renovated, Khrushchevka, LT series, custom series, etc.). These fields appear when the "Apartments" category is selected — portals do not publish this data for other categories.
What does the number next to the filters mean?
It shows how many listings match the filter within the currently visible map area. As you zoom in or out, the number updates instantly — letting you know right away if options exist in that specific area.
Can I share my custom property search with someone?
Yes. Your filters and map position are saved in the browser's address bar, so simply copy and paste the link — the recipient will see the exact same search setup in the exact same location.
Can auctions be filtered as well?
Partially. The auction source publishes starting price, auction stage, and dates, but not category, area, or room count — so only price filters apply to auctions. Applying any other filter removes auctions from the map, and a notice will be displayed.
How often are listings updated?
New listings are imported every hour, and a full system check is conducted daily to detect price changes and removed listings.
Can I check if a price is fair?
Yes. Turn on the transactions layer to see actual SLS (VZD) transaction prices in the area. This lets you immediately assess whether the asking price is above or below market value. The listing card also shows price history and market duration.
Are these listings hosted by you?
No. The listings belong to ss.com and city24; we display them on a map and direct you to the original sources. Contacting the seller takes place on the respective portal.
