What is this

Flood-prone areas are modelled by probability: how often a place statistically floods. The map shows three scenarios — once in 10 years (frequent, high risk), once in 100 years and once in 200 years (rare). River floods and coastal storm surges are modelled separately.

If a property is in a flood zone, it affects construction requirements, insurance costs and the property's value. The building authority may impose extra conditions, for example a minimum floor level. In flood risk zones, insurers tend to raise the premium or exclude flood cover.

How do I find out whether my property floods?
Open the flood map, find the property by address and see whether it falls into any of the coloured zones. The colour shows how often the place statistically floods.
What does “once in 100 years” mean?
It is a flood probability: every year there is roughly a 1% chance the place will flood. It does not mean floods happen exactly once per century — they can also occur two years in a row.
What does it mean if a property is in a flood zone?
Construction may face extra requirements, for example a set minimum floor level. Insurance may be more expensive or carry exclusions, and it can also affect the property's market value.
Is building allowed in a flood-prone area?
Often yes, but with conditions set by the municipality's spatial plan and building regulations. In some zones construction may be prohibited altogether.
Where does the flood data come from?
From the national flood-prone area maps (VARAM / LVĢMC), created for flood risk management purposes.
