What is this

Cadastral value is a state-assessed valuation of a property calculated by the SLS (VZD) based on a specific formula — taking into account area, location, designated use, and encumbrances. It is used to calculate real estate tax, state fees, and various legal transactions. It is not the market price.

The actual market price can be several times higher or lower than the cadastral value. That is why our map lets you view them together: the property card shows the cadastral value, while the map displays actual transaction amounts in the neighborhood. Yes. If you believe the value was calculated from incorrect data about the property — area, land use or encumbrances — the data can be corrected at the State Land Service, and the value will be recalculated.
