What is this

Risk zones are territories that the municipality has marked in its planning documents as exposed to some hazard — flooding, coastal erosion, landslides, industrial accidents or elevated noise. They are not the same as the modelled flood zones: these are planning-level designations.

If a property falls into a risk zone, it can mean additional construction requirements or restrictions on specific uses. Worth checking together with the flood map and the special provisions, as these layers often overlap.

Frequently Asked Questions / FAQ

What is a risk zone?
It is a territory that the municipality has marked in its planning documents as exposed to some hazard — for example flooding, erosion, landslides or industrial accidents.
How does it differ from the flood map?
The flood map shows modelled flood-prone territories with probability scenarios. Risk zones are planning-document designations that can also include other kinds of risk, not only floods.
What should I do if a property is in a risk zone?
Check the building regulations of the municipality's spatial plan for the respective zone — they will state what additional requirements or restrictions apply.
Where does the risk-zone data come from?
From the risk territories marked in municipal spatial plans in the TAPIS system.
